2. COMMISSION MAILING POLICY:

Real Estate Source, Inc. broker will send email communication to agent before commission check is mailed to confirm mailing address of agent. The agent must send a response via email, text, or phone to broker to confirm mailing address before any commission checks are sent via united states postal service.  ​​
Please note:
Real Estate Source, Inc. It's Owner(s), Brokers, CEO, Office Managers, or any employees or independent contractors employed by Real Estate Source, Inc. are NOT RESPONSIBLE for:

1. Delivery of Mail by postal service
2. Delays in delivery of your commission through postal service(s)
3. Holiday Delays
4. Post office worker's scheduling
5. "Lost" in mail
6. Stolen mail
7. Absent minded employees of any postal service(s)

3. Out of the Ordinary Transactions:

Agents must obtain broker approval for all real estate transactions that are out of the ordinary CA real estate buy/sell agreements. These out of the ordinary transactions include, but are not limited to transactions that involve the following:  

  • Buyer to possess property before close of escrow
  • Seller to remain in possession of property after close of escrow
  • Repairs to be made after close of escrow
  • Any rent back
  • For Sale by Owner
  • Double Ended Transactions
  • Representatives of relatives
  • Modifications of standard CA real estate contracts
  • Any and all repairs that must be completed after close of escrow
  • Any seller financing or private financing outside of standard financing terms/institutions
  • Escrow holdbacks
  • Unusual terms that require seller or buyer approval before final agreement/signing
  • Any out of the ordinary scenarios which fall outside of the ordinary or do not follow company policies, guidelines and procedures

All of the above scenario or anything outside of this that does not constitute a normal CA real estate transaction and agreement must be approved by broker before agent enters into negotiations, listings, or representing a party with any of the aforementioned scenarios. Broker approval must especially be obtained before any agreements or signings between any of the parties occur.

4. Broker Demands & Escrow Tracking Forms:

All broker demands must be sent to escrow directly from broker. Agents are ti fill out the online escrow tracking form when escrow is opened on a transaction so that broker can issue a commission demand in a timely manner. Link: ONLINE ESCROW TRACKING FORM

5. Client Privacy and Privilaged Financial Information: 

Real estate agents who do not have NMLS Licenses/Endorsements are not privy to personal financial information of clients regarding loans, Loan terms, rates, lender credits, or other personal information of the Borrower regarding financing.

6. CalBRE/CalDRE License Numbers:

 - All marketing materials, including email marketing, for sale signs, business cards, flyers, and any and all forms of marketing must have your California License number displayed on it.

 - All license numbers must be displayed in the following way:
         Cal BRE# 01869619 (before July 1st 2018)
         Cal DRE# 01869619 (after July 1st 2018)

7. Email Procedures:

When emailing communications with escrow, clients, broker, other agents, lenders, or anyone involved in your transaction, you must keep record of all of these communications. Whenever an email for a transaction goes out, cc or bcc the following email
[email protected] so that broker has a copy of everything. Alternatively, a copy of all of these communications can be included in the final transaction file. THESE MUST BE SUBMITTED IN ORDER TO COMPLETE A TRANSACTION FILE TO RECEIVE YOUR COMMISSION
